That phrase usually means somebody is driving in from two counties away and would rather you did not ask. It is worth knowing the difference, because it changes what happens when something goes wrong.
Windows By George is based in Plano — the address is at the bottom of this page — and has been working here since 1987. That means 39 years of the same water, the same pollen, the same clay soil moving under the same slabs, and the same glass problems turning up on the same streets year after year.
Practically, it means a smaller job is still worth doing properly, a return visit is not a two-hour round trip, and we are reachable next season rather than having moved on to a different market.
Four local conditions drive almost all the work here, and each leaves a different mark.
This is the big one, and it is the one that does permanent harm. North Texas water carries a heavy mineral load. Any sprinkler head angled so it catches a window leaves those minerals behind as the water dries, and over years they etch into the glass. Past a point it stops being something that can be cleaned off.
It coats everything for weeks and it smears rather than rinsing away, which is why washing during pollen season mostly moves it around. Best done once it has finished falling.
This is the gutter problem. North Texas gets a lot of water in short, heavy bursts, and the expansive clay under most Plano properties already moves with moisture. A blocked gutter dumps that water straight against the foundation instead of away from it, which is a considerably more expensive problem than the cleaning would have been.
UV is hard on window screens here. The mesh and the rubber spline holding it in the frame both go brittle after a few Texas summers, which is why screens so often tear during handling rather than before it.

The older, established neighbourhoods around Historic Downtown Plano and east of Central have mature tree cover. That means gutters that genuinely fill every autumn, more shade, and more of the green-black film on north-facing concrete and siding that pressure washing exists to remove. The houses are also more likely to be on their second or third set of window screens.
The newer west side — the Legacy corridor, Willow Bend and the developments around them — skews toward larger houses with a lot more glass, more two-storey elevations that cannot be reached from the ground, and irrigation systems running hard enough to make hard-water spotting the dominant problem rather than leaves.
Plano is also a serious commercial town, and the same split shows up there. Storefronts and small offices want a predictable schedule; the office parks along the Legacy corridor bring multi-storey elevations that need proper access rather than a ladder.
