Allen houses are reaching an awkward age

This is the thing that makes Allen different from its neighbours, and it is worth understanding before you book anyone.

Allen's big residential build-out came later than Plano's. A large share of the city went up during a growth wave that is now two to three decades behind us — which sounds like a good thing, and mostly is. The houses are relatively modern, the subdivisions are well laid out, and the glass is double-glazed throughout.

The catch is that double-glazed sealed units do not last forever. They are two panes bonded around a spacer with a sealed cavity between them, and that seal has a service life — commonly somewhere in the fifteen-to-twenty-five-year range, shortened by exactly the kind of sun a west-facing Texas elevation delivers. A great many Allen homes are now sitting right in that window.

So the call we get from Allen is disproportionately "one pane has gone cloudy and it will not clean." That is not dirt. The seal has failed, moisture is inside the unit, and no amount of cleaning either face will reach it. The fix is a new glass unit — usually without replacing the whole window. And the screens are the same age

Twenty-odd Texas summers is hard on a window screen. UV embrittles both the mesh and the rubber spline that holds it in the frame, so a screen that looks fine will tear the moment anyone tries to take it out.

This matters practically: it is why screens so often break during a window cleaning rather than before one. If yours are of that vintage, say so when you book and they can be handled accordingly — or re-screened in the same visit, which is considerably cheaper than replacing them outright.

Allen sits directly north of Plano, where the business is based. That is not a sales point so much as an operational one.

A short distance means a two-window repair or a single-storey gutter clear is still worth doing properly, instead of being padded into a bigger job to justify the drive. It means a return visit is not a production. And it means the same business is reachable next season, rather than having rotated out to whichever market looked better this year.

Collin County water carries a heavy mineral load, and Allen's subdivisions tend to run irrigation on a schedule. Any head angled so it catches a window leaves deposits as it dries, and those etch in over years. On relatively new glass that is a particular shame, and it is worth heading off rather than discovering.

Younger tree cover

Allen's canopy is on average younger than Plano's, so autumn leaf load in the gutters is often lighter. It is filling in year by year though, and the spring storms do not care how old the trees are — blocked gutters put water against the foundation either way.

Uniform subdivisions

Allen is a planned-community town, and when houses are built to a similar standard on a similar timescale they age at a similar rate. The upshot is that a dirty elevation is much more visible than it would be on a mixed street — your house is being compared directly with the four next to it.

Brick, render and concrete

Driveways, walkways and north-facing elevations pick up the green-black algae film that makes concrete look permanently dingy and, more to the point, makes it slippery when wet. That is a pressure washing job, done at a pressure the surface can take.

Almost certainly a failed sealed unit, not dirt. The glass unit needs replacing; usually the frame does not.
