Most of Collin County was built in one long stretch. McKinney was not. It is the county seat, it has a genuinely old centre around the downtown square, and it has grown enormously outward in recent decades. The result is a city where a house from the 1800s and a house from the 2010s are a few minutes apart and have almost nothing in common from a cleaning point of view.
That distinction is not cosmetic. It changes the method, the time and the risk.
Around the historic district you find things that simply do not exist in the newer Collin County towns, and each one changes the work.
An old wood sash holds its glass with putty, and that putty becomes hard and brittle with age. Aggressive scraping or too much pressure at the edge of the pane chips it out — and once the bed is broken, the glass is loose and water gets into the timber. This is the single most common way an old window is damaged by cleaning.
Old panes are often thinner than modern glass and sometimes carry the faint ripple of older manufacture. That ripple is not a defect — for a lot of owners it is the point. It also cannot be bought back if it breaks, which is a good reason not to lean on it.
A window with twelve small panes is, practically, twelve windows. Every pane has its own edges and its own timber to work around, and none of it can be done in a single pass. It is slower, so it is priced as slower — and anyone quoting it at the same rate as a modern picture window has not looked properly.
A storm window adds two more glass surfaces plus removal and refitting, and older frames and fixings can be brittle enough to object. Mention them when you book so they are in the estimate rather than turning up as a surprise on the day.
To be straight about what we are and are not: we clean glass. We are not restorers, and we do not re-putty or rebuild sashes. What we do is handle old glazing at a pace and pressure it can take, and tell you plainly when something should not be risked at all.
Most of the city, by area and by house count, is modern. The master-planned communities spreading west and north — Stonebridge Ranch, Craig Ranch, Adriatica and the developments around them — are ordinary exterior cleaning work, with one characteristic: there is a lot of glass per house.
Large two-storey elevations, tall stairwell and entry windows, and whole walls of glass facing a back garden are normal here. Much of it cannot be reached from the ground, which is the practical reason those houses get done properly perhaps once or twice a year rather than by whoever owns a ladder.
McKinney's commercial side splits the same way. The square and the streets around it are storefronts wanting a regular, visible standard; the newer corridors bring office frontage and multi-storey work that is quoted after a look at the access.
The Collin County conditions are the same ones we deal with every day — hard water from irrigation, spring pollen, heavy storm rain on clay soil — but they land differently on an older property.
Mature trees are the big one. The established streets around the old centre have serious canopy, which means gutters that genuinely fill, more shade, and considerably more of the green-black algae film on north-facing brick, stone and concrete. That is pressure washing work, and on older masonry and soft mortar it is emphatically low-pressure work.
Older gutters also tend to be older systems: more joints, more sections that have loosened, more runs that have developed a low spot and hold water. We clean them and report what we find — gutter cleaning does not fix a length that has pulled away from the fascia, and pretending otherwise helps nobody.
