What we repair
Broken and cracked glass
A pane taken out by a stone, a ball, a storm or a slammed door. Measured, ordered and replaced — and boarded in the meantime if the opening cannot be left as it is.
Failed sealed units
The misted, cloudy double-glazed panes that will not come clean however hard anyone scrubs. The seal has gone; the unit is replaced.
Screen repair and re-screening
Torn mesh replaced, and brittle or bent frames rebuilt where they are worth rebuilding. Very common here — a few Texas summers of UV is hard on screen mesh.
Sticking and dropped sashes
Windows that will not open, will not stay open, or have dropped in the frame. Often a balance or hardware problem rather than a glass one.
How fast, honestly
Most repairs are dealt with same day or next day. That is what normally happens, not a promise dressed up as a guarantee — a pane that has to be ordered to size, or a large sealed unit, will take longer, and you will be told that when you call rather than discovering it while you wait.
If the opening cannot safely be left, boarding it up is usually the first visit and the glass follows once it is ready. Call, describe what has happened, and you will get a realistic answer.
What to do before we arrive
If a pane has actually broken, a few minutes of care makes the repair safer and cheaper. Keep children and pets out of the room. Leave the large pieces where they are rather than pulling them out of the frame — glass still held in place is far safer than glass being carried across a room, and we would rather remove it properly. Sweep or vacuum the fragments on the floor if you can do it safely, and put anything you pick up straight into a rigid container rather than a bin bag.
If it is raining or the opening is at ground level, taping heavy plastic over the frame will hold things until we get there. And if you know how the break happened, mention it when you call: a stone from a mower, a storm, or a door slamming in a draught each point to different glass and sometimes to a hardware problem worth fixing at the same time.
The misted-window question
This is the single most common call, and the answer disappoints people, so it is worth being clear about.
If a double-glazed window has gone cloudy or misty between the panes, it cannot be cleaned. Not by us, not by a window cleaner, not by anything sold to do it. A sealed unit is two panes of glass bonded around a spacer with a sealed cavity between them. When that seal fails, moist air gets into the cavity and condenses on the inside faces of the glass — surfaces nobody can reach without cutting the unit apart.
What you are looking at is not dirt. It is a failed component, and the fix is a new sealed unit. The good news is that it is the glass that gets replaced, not usually the whole window — the frame normally stays where it is.
You can generally tell the difference yourself: if the haze does not change when you clean both the inside and the outside of the pane, it is between the panes.
Screens, and why they fail here
Screen repair is unglamorous and it is a large part of what we do, because North Texas sun is brutal on them. UV makes both the mesh and the rubber spline that holds it in the frame go brittle. After a few summers the mesh tears if you look at it wrong, and the spline crumbles when anyone tries to remove the screen — which is why screens often break during window cleaning rather than before it.
Re-screening is usually straightforward and considerably cheaper than replacing the screen outright. Frames that have bowed or lost a corner can often be rebuilt too. If a frame is genuinely past saving we will say so rather than charge you to repair something twice.
If your screens are already fragile, it is worth mentioning when you book window cleaning — they can be handled accordingly, or repaired in the same visit.
What we do not do
We handle glass and screens. Replacing an entire window unit including the frame is a different trade, and so is anything structural around the opening. If that is what your window actually needs, we will tell you plainly rather than taking the job and working it out afterwards.
